The Sid Boshammer Client Interaction Process
Here’s my thorough 10-Step highly personalised client interaction process which clearly explains what you can expect from me to help you sell your property:
Important Step #1: On receiving your enquiry, I will schedule an initial telephone call to get a better understanding of your requirements. Email enquiries will be responded to within 24 hours preparing you for a call from me, unless you specifically ask me to communicate with you by email.
Important Step #2: During the initial call, I will ask you a few questions to identify your requirements and determine whether we will be a good match. Some homeowners may not be suited to my services and this step allows you to decide whether I will be able to help you meet your expectations.
Important Step #3: If the outcome of the initial call leads to a decision to proceed, we will agree on a time for a property appraisal so I can examine the property to be sold and take you through the selling process.
Important Step #4: On completion of the appraisal, I will discuss the options for selling your home so we can plan a marketing strategy. I will also provide you with an agreement to formalise our arrangement.
Important Step #5: I will provide you with a Marketing Assistance Form you need to fill out to help us sell your property faster for the best price. The information in this form will be passed on to prospective buyers.
Important Step #6: On returning the agreement and Marketing Assistance Form, we will initiate the marketing process that will include preparing your property for sale, taking photographs, signage, social media marketing, local paper advertising, online listing and other activities leading to the first buyer inspection
Important Step #7: Most of the work you need to do is now over. While you take a breather, I will take care of the buyer inspections and direct enquiries and initiate negotiations with serious buyers.
Important Step #8: Once a buyer is found and an agreement is reached on the terms between yourself and the buyer, the buyer will provide a security deposit. Copies of the contract will be given to conveyancers or solicitors for each party. I will keep you informed on how the contract is progressing.
Important Step #9: Congratulations! Upon the contract becoming UNCONDITIONAL, The SOLD sticker on the signage outside your property indicates your property has been formally sold.
Important Step #10: You finalise the sale with your buyer. A settlement day is arranged so you can hand over the keys to the proud homeowner who then moves into the premises.
